Don't Meet a Murderer: A Five-Minute Guide for Real Estate Professionals Vetting New Prospective Clients

The Importance of Client Vetting

In today's world, client vetting cannot be overlooked. A simple online search can reveal crucial information. This practice ensures safety and informed decision-making.

A Cautionary Tale

Consider a case where a police agent evaded detection for years. Authorities missed a simple verification step. This oversight allowed continued illicit activities. You know what they missed? Asking him simple questions about his backstory. I am not referring to interrogation of folks, but a few simple questions can go a long way to deconstructing a potential real estate client’s story. It takes them from stranger to client.

Utilizing Online Resources

Online tools, like Google, can assist in client vetting. Entering a client's name may uncover public records or news articles. This quick search can provide valuable insights. Other online resources are legal and court related. They can provide great insight as to whom you are about to meet. As a real estate agent you never have to meet a stranger. Check court services, ask AI to do a check, or follow their social profiles. Google can be your best first start and go from there. This is a five minute query - and it can go a long way.

Just Ask Emma, a Vancouver based agent who was approached by a male to sell his home. She listened to my advice, which my kids never do :) , asked a few questions, did a few queries and learned this male had just been released from prison for murder. Murder of his ex-girlfriend. Now he may have had to sell his home, but there were 1000 real estate agents he could have picked from. He chose this young, female Realtor® . Emma was now able to make an informed decision as to how she would like to proceed. This is real estate safety!

Essential Questions for Real Estate Clients

When engaging new real estate clients, certain questions can be posed:

  • What is it about me, as a real estate agent, that makes you want to work with me?

  • What is it about a neighbourhood that is important to you / your family?

  • How did you learn about this home?

These inquiries help assess reliability and intent.

Recognizing Incompatibility

Not all client relationships prove beneficial. Sometimes, despite best efforts, mismatches occur. Recognizing this early prevents potential issues.

By dedicating five minutes to client vetting, significant risks can be mitigated. This practice promotes safer and more successful interactions. Share this information with other realtors or talk about it at your next office meeting.
